Frequently asked questions

Is short-term letting better?

Often yes, in tourist areas. Our estimate uses long-term rent, which is the most comparable; a seasonal operation can yield more, and also brings more management and more vacancy.

Where does the yield come from?

From comparable rentals: we take observed rents in the same municipality and property type, with similar area, and compute the median rent per built m². We multiply it by the property’s area and divide by the asking price. It is an estimate, not a recorded rent, and every property shows the estimate confidence and the comparables date.

Why do some properties show no yield?

Because we do not have enough recent comparable rentals for their area and size to give a figure we would defend. We would rather show no number than a weak one.

Is the yield gross or net?

Gross: estimated annual rent over asking price. It does not deduct administración, property tax, insurance, vacancy or management. Your net will be lower, and depends on the property.
